We are introducing a new grounds maintenance contractor, Just Ask, across our London neighbourhoods following the exit of the current contractor. We’d like to provide reassurance and confidence in how we’re managing the transition and will continue to provide updates as it progresses.
Why is the grounds maintenance contractor changing?
After three years of service, our previous contractor, Wealdens have exited their contract with us. We’ve managed this change to make sure services continue without disruption and to strengthen our oversight of grounds maintenance across London neighbourhoods.
As part of our Tenant Satisfaction Measures Survey carried out in September 2025, 68% of you were satisfied with the grounds maintenance service that PA provides and 71% of you felt that we keep residents informed on issues that matter to you.
We appreciate the feedback and agree that we have to do better at demonstrating our commitment to service quality, environmental responsibility, and value for money. To do this, we’ve planned campaigns to keep you in the loop on where services will grow and change this year – this article is just the first of many!
When does the new contractor start?
Mobilisation of the new contractor, Just Ask, will begin from 1 February 2026.
Will there be any disruption to services?
No. The transition has been carefully planned to make sure there is no gap in service delivery.
Will this affect my service charge?
No. This change comes at no additional cost to residents’ grounds maintenance service charges.

Just Ask is an experienced grounds maintenance provider already delivering services across our Surrey neighbourhoods and now, they’re delighted to support London neighbourhoods.

What will residents see on site?
You may notice:
- New uniforms and identification,
- Eco-friendly electric vehicles,
- Minor scheduling changes during early mobilisation.
Will the standard of service change?
We expect service standards to be maintained and strengthened. Performance will be closely monitored by our Estates Contract Management Team.
