It’s the time of year when we need to set your rent and service charges for the following year; April 2026 – March 2027.
You’ve told us in the past that you want us to continue to be more open and transparent with you, so we’ve listened to your feedback. We’re sharing an early update about your rent and service charges for the year ahead to try and avoid any unexpected changes.
We felt it was important to let you know early, so you’re aware and have time to plan, rather than receiving this information later without warning.
Changes to your rent
From April 2026, for the majority of residents who live in social rent or affordable rents homes, your rent we'll be increasing by at least 4.8%, as determined by government guidance. If you’re in receipt of full benefits, this increase should be covered.
For our shared owners, the rent increase will be in line with the individual terms and conditions of your lease, so it may differ depending on where you live and what those terms say.
Changes to your service charges
Over the past year, the cost of providing services and utilities costs have all increased. We have not passed on all the current costs for the services you’re receiving this year but have absorbed a proportion of this ourselves. Some of this is because once we set Fixed Service Charge rates, we are unable to change the rate that you pay for the year and therefore have underestimated this year's costs. Our residents on Variable Service Charges will see this recovery in your bills in September 2026.
Given the continued need to invest in your homes and communities, we cannot continue to do this. Based on current information, this means you’ll see a higher service charge from April 2026 – March 2027.
We’re carefully reviewing all costs, challenging suppliers where appropriate, and looking for ways to keep charges as fair and reasonable as possible so that we provide the best value for the services you receive.
We know some of you will have questions about how this impacts you, so during January we’ll be sharing more information on our website, as well as coming to visit some of your homes where we know service charges will be impacted the most. We’ll be advertising these dates soon and hope to be able to answer as many of your questions as possible about the increase in charges, and offer you any support we can,
At the moment though, we don’t have the exact costs you will be charged. These will be shared in your rent and service charge statements which will be with you in the week of 23 February 2026, but we do know they will be increasing.
