Changes to your grounds maintenance services in London
Our 2024 Tenant Satisfaction Measures (TSM) survey told us that you were unhappy with the grounds maintenance services in your neighbourhoods, and we’ve listened.

Over the last 18 months, we’ve been working with your Resident Champions, a group of involved residents who work alongside our Neighbourhood Coordinators, who have been feeding back to us, attending contractor meetings, and reviewing performance to help improve how we manage our contractors.
From 1 February 2026, for residents in London, your new grounds maintenance contractor will be Just Ask.
Just Ask already delivers grounds maintenance services across our Surrey neighbourhoods, and we regularly receive positive feedback about their work.
What you can expect
- Grounds maintenance services to continue with no interruption
- Operatives wearing purple and black uniforms with identification badges
- Branded, eco-friendly electric vehicles operating within your neighbourhood
- A service delivered in line with our neighbourhood standards
Will this affect my current service charge?
No. This change comes at no additional cost to residents’ grounds maintenance service charges. However, there may be minor changes to when they visit your neighbourhood during the first few weeks as they settle in. Remember service charges are set to increase from April 2026.

Both your Neighbourhood Coordinator and Estates Contract Manager will work together to closely monitor performance throughout this transition and make sure you receive the service you’ve asked for.
