What you can expect from grounds maintenance

As part of our wider focus on ‘Our Neighbourhoods’, the Estates Contract Management team work to make sure the areas around your home are places you can feel proud of.

Feedback from residents is really important in helping us understand how we’re doing.

Last year, responses to our Tenant Satisfaction Measure (TSM) survey showed a slight dip to 64% of residents feeling their communal areas are clean and well maintained. We want to make sure we’re moving in the right direction, so we’re using this feedback to guide improvements and strengthen our services going forward.

While many residents are satisfied, we know there is more to do, and we are committed to improving standards and your overall experience of the place you live to increase our TSM score in this area to 68%. To achieve this, keeping communal areas clean, safe and well looked after remains a key priority.

Because of this, you may see our grounds maintenance contractors on site earlier in the season – carrying out grass cutting, weeding, pruning, planting and tidying up shared outdoor areas.

Our contractors focus on:

  • Grass cutting in communal areas
  • Weeding and general grounds maintenance
  • Pruning shrubs and cutting back overgrown areas where needed
  • Checking planted areas, trees and shrubs
  • Keeping paths, access routes and shared outdoor spaces safe and clear
  • Reporting any issues that need further action

We’re also continuing to look after our green spaces in a more sustainable way. In some areas, this may mean allowing grass to grow a little longer at certain times of the year. This does not mean the area has been forgotten. It is part of how we manage green spaces more responsibly, while keeping shared areas safe and accessible. 

You may notice:

  • Grass and weeds growing quickly between visits
  • Grassed areas looking wetter or softer than usual
  • Grounds maintenance teams on site earlier than expected
  • Visits being rearranged because of wet or cold weather
  • Some areas being left longer for short periods to support wildlife and biodiversity

We're continuing to monitor contractor delivery, including missed visits, quality concerns and any site-specific issues. Where standards are not being met, the Estates Contract Management Team will address this directly with the contractor and agree any actions needed.
