The death of a relative or loved one can be a difficult and upsetting time.
If you're clearing a home on behalf of someone who has died and lived in one of our properties, please let us know as soon as you're able to and we’ll help you through the process.
Letting us know
We know there will be lots of things you'll be trying to sort out, but it's important you notify us as early as possible.
Ideally, we'll need a copy of the death certificate but we understand sometimes this isn't always available straight away. We'll also need confirmation of your relationship to the deceased, for example something showing you have Power of Attorney.
Rent payments
We’ll need to charge rent while you still have the keys, so letting us know as soon as possible is important.
Remember if they received housing benefit, the Government stop that payment immediately so the sooner you let us know, the sooner we can help.
Succession rights
If you lived with the deceased resident at the time of their death and the home is your only and main property, you may have the right to take on their tenancy.
This is not an automatic right and depends on the type of tenancy and the type of home you live in. Ask us, and we’ll help you understand if you are eligible.
Things to consider
- You must register a death within five days in most parts of the UK (or eight days in Scotland), usually at the local register office where the death occurred.
- The Tell us Once service is a government service lets you report a death to most government departments and public services in one go.
- Check eligibility for the Funeral Expenses Payment if you need help with costs before committing to a funeral director.
- You may be able to claim the Bereavement Support Payment if your partner has died.
Home clearance
We know clearing the home of a relative or loved one can seem like a daunting and upsetting task. Take you time, it can be an emotional experience.
Before you hand back the keys to us, please make sure the property is completely empty (including any lofts or outbuildings) and clean and free of rubbish.
There are companies who specialise in home clearances who may be able to help you. Charities like the British Heart Foundation also offer a service.
Bereavement Services
When someone dies you need to manage both emotional grief and administrative tasks. That can feel overwhelming, but support is available nationwide.
We've shared some links to some services who may be able to help.
